Abstract
Dünyada yaşanan endüstrileşme süreci ile birlikte kentler, hem nüfus hem yapılaşma olarak büyümeye başlamışlardır. Hızlı yapılaşma, plansız, kontrolsüz bir büyüme tehlikesine sahiptir. Geleneksel yerleşim düzeninden endüstrileşme sürecine geçmek, yaşam biçimini değiştirmiş, kültürel ve mimari dokuda farklılık oluşturmaya başlamıştır. Geleneksel dönemde, kullanıcı ve usta konuşarak konutlar oluşturulurken, kullanıcının bilinmediği, çoklu, seri üretimin yaygınlaştığı döneme gelinmiştir. Konut planları, geleneksel yerleşimlerde bireysel ihtiyaca, beklentilere, beğenilere cevap verebilirken, günümüzde genel beklentiler, beğeniler, moda uygulamalara sahip planlama yaklaşımları uygulanmaktadır. Geleneksel ile günümüz konut planlamaları yaşam biçimi, iş hayatı, eğitim düzeyi, kültürel beklentilerin tatmini, teknik ve teknolojik imkânlar, imar düzenlemeleri gibi nedenlerle gittikçe birbirinden farklılaşmaktadır. Bu çalışma lisansüstü dönem çalışması olan doktora tezinden üretilmiştir. Kocaeli ili İzmit merkez ilçesinde konut üretim biçimleri ve plan tipolojisinin günümüzde geldiği durum irdelenecektir. Doktora çalışmasındaki günümüz konut plan şemaları ile bugün piyasaya sunulan konut plan tipleri arasındaki benzerlik ve farklılıklar, projelere eklenen sosyal ve teknik donatıların belirlenmesi değerlendirilmesi hedeflenmektedir.

Abstract
With the industrialization process in the world, cities have started to grow as both population and construction. Rapid construction has an unplanned, uncontrolled growth threat. The transition from a traditional settlement to a process of industrialization has changed the way of life and has begun to make a difference in the cultural and architectural texture. In the traditional period, when the user and master speaking houses were formed, the user was unknown, multiple, serial production became widespread. While housing plans can respond to individual needs, expectations and tastes in traditional settlements, planning approaches with general expectations, tastes and fashion practices are being implemented today. Today's housing planning with traditional and different forms of life is different from each other due to life style, education level, satisfaction of cultural expectations, technical and technological opportunities and zoning arrangements. This study was produced from PHD thesis, which is a graduate study. The current situation of housing production forms and plan typology in the central district of İzmit, Kocaeli will be examined. It is aimed to evaluate the similarities and differences between today's housing plan schemes in the phd study and the types of housing plans introduced to the market today, and to determine the social and technical equipment added to the projects.
